Hyderabad Commercial Real Estate: 2025 Mid-Year Outlook
A maturing Tier-1 commercial market
Hyderabad has consolidated its position as one of India's top three commercial real estate markets, driven by sustained Global Capability Centre (GCC) absorption, BFSI back-office expansion, and consolidation by IT/ITES occupiers. Across H1 2025, the city absorbed an estimated 6.1 million sqft of Grade-A office space, with vacancy hovering around 17%—down from 19.4% a year earlier.
Where demand is concentrated
- Financial District & Nanakramguda — preferred by GCC and BFSI HQs
- Gachibowli & HITEC City — IT services and product engineering
- Madhapur — coworking, mid-sized SaaS teams
- Kondapur–Kothaguda — back-office and boutique HQs
Rental trajectory
Marquee Grade-A buildings in the Financial District are now transacting in the ₹85–95 per sqft per month band, while Gachibowli & HITEC City have stabilised around ₹70–82 per sqft. Retail high-streets in Banjara Hills and Jubilee Hills continue to command premium rentals north of ₹240 per sqft for prime frontages.
What it means for landlords
Landlords with quality assets are in a strong position to push for longer lock-ins, escalations of 12–15% every three years, and CAM-pass-through structures. Targeted marketing, branding rights, and amenity layering are creating measurable rental uplifts on like-for-like assets.
What it means for occupiers
Occupiers should expect tighter availability for >50,000 sqft contiguous floor plates, especially in marquee Financial District towers. Pre-commits are returning, and fit-out timelines should be planned 9-12 months in advance.
